3 Communities Not to Overlook

If you’re house hunting in St. Johns, today I’ll share 3 communities not to overlook in your search.  Far too often as real estate agents, we’re quick to promote new communities.  Why? The builders are eager to share (and sell) their products, many have the latest and greatest amenities and they’re overall amazing. That said – there are some equally wonderful communities that formed the basis of St. Johns and shouldn’t be dismissed.  Today we’ll look at Julington Creek Plantation, Celestina and Durbin Crossing.

Julington Creek Plantation

With 45+ neighborhoods, 2 amenity centers loaded with pools, sports courts galore and nearby commercial space there is seemingly something for everyone in JCP.  Plans are underway for a significant revamp of one of the amenity centers. The townhomes and stand alone houses are flanked and shaded by mature oaks, crepe myrtles and even palm trees.  With more than seven miles of biking and running trails and 1,200 acres of nature preserve – enjoying the outdoors is a short trip from everyone’s front door.  Residents also have easy access to the Bartram Trail branch of the St. Johns County library and the Julington Creek Golf Club.  There is a strong sense of community as many neighbors have lived in the development since their homes were built. Julington Creek straddles Racetrack Road in St. Johns and runs from State Road 13 up to Veterans Parkway.

Celestina

Originally developed by CalAtlantic Homes and later acquired by Lennar – this neighborhood was in the final stages of buildout last year.  Homes range in size from 2,000 – 6,000 square feet.  The community is gated and features an elegant clubhouse with a fitness room, resort-style swimming pool, tennis, playground, dog park and bocce courts.  With approximately 600 homes, this is a smaller community and is conveniently located off of Racetrack Road.

Durbin Crossing

A community that offers residents both stand alone homes and townhouses.  There are 2 amenity centers loaded with pools, sports courts and workout facilities to help entertain residents. Situated on 2,086 acres, the development features 1,500+ single-family homes, 900+ multi-family units and 200,000+ feet of commercial space.  During buildout, Durbin Crossing held records in Florida and the U.S. for being one of the fastest-selling communities in the then real estate market.  With a focus on active lifestyle, there is a sense of being close and neighborly.  Durbin Crossing marks the half way point off of Racetrack Road from Julington Creek up to Celestina.

The northern portion of St. Johns County is home to a number of wonderful communities that residents call home.  Most home searches will lead prospective buyers to Nocatee, SilverLeaf, Shearwater and  RiverTown – the more established communities shouldn’t be overlooked.  These communities are welcoming places to call home and offer amenities galore.
