4 Things to Ponder Before Making an Offer: Read up if you’re preparing to make an offer on a future home.
Things I’m sure You Considered:
Prior to shopping for a new home, here are the boxes I sense are set: Getting pre-approved (or having proof of funds ready to go), looking at the neighborhood and the schools (if applicable). Hopefully you have worked out the budget and asked all the questions to get to the point of being comfortable submitting an offer.
Some lesser known steps you might want to take:
1. Visit during different times of the day. This doesn’t have to be the house – it’s more the neighborhood. Why? If you will be commuting – see what the roads look like around the time you would be leaving. If you are hoping for an active community – see if neighbors are out and about at night doing the very things you hope to do.
2. Know what you’re buying into. By this – I mean – is the home in an HOA or CDD community? If so – do you know what amenities, protections and restrictions are in place? If you’re new to the area – and less familiar with HOAs – this can impact your home (ie from painting to additions). That said – they can be great for uniformity and the amenities are what usually grab people’s attention.
3. Map out your local errands. Is everything you need close & convenient enough? This may seem silly but when those little errands start to eat up your free time – you may sense frustration.
4. Know the plans for the area. Ask about infrastructure changes / additions / plans.

People fall in love with homes and neighborhoods. However – it is important to look at the whole picture before making an offer. If your home search will have you looking in St. Johns, St. Augustine or the Jacksonville Metro area, please feel free to reach out.
