This is high atop every buyer’s list. However, while this may seem the most important–this is where deals are made and lost.
Negotiating an Ideal Closing Date
Remember, both sides of the purchase have their own needs here. If a house is vacant – the seller has carrying costs that they may want to urgently put to rest. Alternatively – the sellers may get an offer faster than expected and need time to find their new home and move. As a buyer, you may need time to close another property and/or plan and execute a move. Time matters and as you’ll see in real estate contracts “time is of the essence.”
Repairs
Following your home inspection there will likely be some repairs. This is an area where your agent can negotiate (so long as the house isn’t being sold in as-is condition). Here I will dialog with clients on how they want to handle things (ask the sellers to fix? Ask for money at closing?) and we’ll proceed accordingly.
Contingency Periods
Contingency periods are important. In Florida, we have default dates embedded in our contracts. That said–we absolutely can negotiate those periods and adjust accordingly for clients. Contingencies can involve everything from inspections, to financing to selling of other property.
Fixtures and Furniture
Love a certain piece that you feel is central to your new home? We can negotiate on that as well. Some things may need to happen outside the formal transaction (given limitations on loans and what can/cannot be included) but we’ll work to make arrangements that suit both you as the buyer and the seller.
