Let’s visualize your Florida home buying process. Part of the stress of moving is truly related to all of the unknowns. One of the things I look to do for clients is to demystify the process. My hope and intent being – this makes you feel a bit more secure in the process, understand what will be happening (and why).
So let’s talk through buying – I will do something similar for renting (since that is a path many of my relocated clients take as well) in the near future.
Consultations
It all starts with consultations. Personally, I have always been indifferent whether it is myself as the Realtor or the Lender (assuming financing will be involved) that gets approached first. Neither is right/wrong and if you don’t know and/or have a lender – I’m happy to offer up some suggestions.
Start the Search Along with Visits and Tours
Next we’ll start the search – first online for options and then in person to see communities, homes and options. At any point – we can pivot the search. This might happen if hurdles or stumbling blocks are found.
Negotiations and Offer Phase
Following visits and tours (and maybe some open houses) – with a home selected – we will proceed to the offer phase. We will need your pre-approval in hand and make a formal offer to the sellers. With a strong, well-thought out offer – we will look to negotiate with the sellers and their agent.
Inspection Period
With successful negotiations and an accepted offer – we move into the inspection period. Here, inspections will ensue and we may need to renegotiate terms of the offer based on findings.
Finishing Loan Requirements
With inspections addressed and resolved we ready for closing. You’ll be finishing loan requirements and we wait for the 3 favorite words “cleared to close.” With this approval in place – closing will be your next and final step.
Closing
At closing – you will sign pertinent documents and be supported by a title company to ensure everything is documented and recorded properly.
