Who Is Impacted by the Requirement for St. Johns County Showing Agreements?
Effective August 17th, 2024 – anyone looking to tour a home for sale with a Realtor must sign a buyer representation form. This impacts buyers locally, regionally, across the state and the country. This is not unique to St. Johns County – but instead is a trend that will now be seen/upheld nationally.
What is a Buyer Representation Form?
There are a few different options for forms. The frequency with which they need to be signed and executed depends on the selected agreement. At a high level – these forms are a contract between a real estate agent and prospective home buyer(s). Depending on the form selected – it may be for a specific property or multiple addresses and the scope of the relationship will vary. All of the underlying terms are negotiable. Look to your Realtor for a detailed explanation. Whether you’re looking to buy in St. Augustine, St. Johns or the Jacksonville Metro area – these forms are now the norm starting August 17th.
When Are These Forms be Required?
Effective August 17, 2024, real estate agents cannot show properties without a signed agreement. Please don’t ask your Realtor to do this – or if you do – expect the answer will be no. This is not an attempt at being difficult – it is the reality of the real estate industry and reflective of practice changes that we are all to adhere to going forward.
Where Are Showing Agreements Required?
Starting this weekend – across the country. This is a national change that you will see implemented and adhered to in Florida – from the largest to the small houses for sale in St. Johns County and beyond.
