Welcome to the St. Johns Area Weekly Market Update for SilverLeaf, St. Johns, Duval and Clay counties.

Market Update for SilverLeaf Community

As always, we’ll look first to the SilverLeaf community for an update.  Property sales plummeted this week with the 4th of July holiday falling early in the week.  Inventory reversed trend with a drop in available units. When looking to the median sale price, there was an increase the first week in almost a month.

St. Johns County Weekly Market Update

As with SilverLeaf, there was a decrease in number of sales – attributable to the holiday week.  For a second week, reversing trend, St. Johns County saw an increase in the amount of for sale active inventory.  The trend on median price also reversed with an increase observed.

Duval County Market Review

In Duval, there were also some observed trend changes this week.  In a reversal from last week, and as expected, the total number of properties sold decreased.  After 4 weeks of increases, the number of active listings decreased.  The median sales price again decreased in Duval County for a second week.

Clay County Review

In Clay County, the number of sales decreased along with amount of available inventory. There was a trend reversal on pricing and the median selling price increased last week.

Local Market Weekly Update Summary

Overall, it was another week that showed some changes in this St. Johns area weekly market update.  Given the timing, we observed an expected decrease in the number of sales. Active inventory continues to fluctuate weekly (regarding increases and decreases).  Lastly, the median price seems to also be showing signs of fluctuation.
