Interested in learning more about communities in St. Johns County? Read on as this is hands down the top question I see asked from anyone considering a move to the area.

What Are People Looking to Learn About?

It seems that the basic question always is “which community?”  However, let’s stop and think about how the best option for you depends on what you want in a community (location, amenities, type of housing, budget, etc.), how far you are wanting/willing to drive, how much land do you want and how much are you looking to spend.

What St. Johns County Communities Are Out There?

There are a large number of communities to look at in St. Johns County. Many are are construction, some are long since complete while others are nearing the end of construction. I’m going to start a list and will come back periodically with updates.

Aberdeen, Arbor Mills, Bartram Ranch, Beachwalk, Bannon Lakes, Beacon Lake, Celestina, Durbin Crossing, Entrada, Gran Lake, Grand Oaks, Heritage Landing, John’s Creek, Julington Creek Plantation, Julington Lakes, Middlebourne, Mill Creek, Murabella, Nocatee, Palencia, RiverTown, Samara Lakes, Shearwater, SilverLeaf, St. Johns Forest, Stillwater, Trailmark and Winward Ranch

Many of these communities have neighborhoods and that’s where you’ll start to experience differences. What sorts of differentiators? Lot and home sizes, access to amenities, gated vs not gated, proximity to amenities and even commercial offerings.

What Draws People to St. Johns County?

Honestly? The St. Johns County schools tend to be one of the biggest draws. Then when you overlay the weather, proximity to beautiful beaches and city life and infrastructure (Jacksonville) – you start to see how St. Johns County is the perfect place to call home.

What Do These Communities in St. Johns County Offer?

Community to community you will see variations in amenities. Some offer large recreational facilities including resort-style features such as pools and splash pads. Add to that tennis and pickleball courts, skate parks, playgrounds, kayak launches, community gardens, walking/jogging paths and dog parks. There literally is something for almost everyone.

Other things you will see in St. Johns County – many communities are golf cart friendly and others are 55+ communities (some of which are embedded in the aforementioned communities).

Again, honestly spoken, there is no one size fits all community. You need to think through the builder, floor plan, lot size, amenities, proximity to family/friends/work and overall location.  These things together will help include or exclude communities from your search.
