Considering SilverLeaf in St. Augustine?

If you have landed here my guess is that you’re considering SilverLeaf in St. Augustine, Florida.  Let’s take a look at location, community history, neighborhoods, amenities, commercial space, schools, builders and more.

SilverLeaf is located in St. Augustine, FL in the northwest corner of St. Johns County.  For anyone unfamiliar with the area: the nearest city to the north is Jacksonville and Daytona Beach to the south.  The area is often referred to as the First Coast or more generally as Northeast Florida.

As a community, SilverLeaf planning began in 2004 with County approval received in 2006.  Developed by the Hutson Companies with an initial opening in Spring 2019, the construction is planned to take 8-10 years.  Zoned for 10,700 residential units and 1.77 million square feet commercially, SilverLeaf will include 8,000 acres with 3,500 acres of conservation land.

Neighborhoods

SilverLeaf is divided into a series of neighborhoods offering a mix of single-family residences and townhouse living.  Homes can be found in Holly Forest, SilverLeaf Village, Hartford, Meadow Ridge, Brandon Lakes, Silver Landing, Elm Creek, Newbrook, Waterford Lakes and Johns Island (which includes Oak Grove, Courtney Chase, Courtney Oaks and Holly Landing) neighborhoods.

For those looking to visit model homes, tour lots or check out resale homes, you’ll find SilverLeaf between County Road 210 (intersection with St. Johns Parkway) and State Road 16.  Model homes are currently available in the neighborhoods of Holly Landing, Johns Island (Oak Grove, Courtney Oaks, and Courtney Chase), Elm Creek, Silver Landing and Waterford Lakes.

Future, current and past builders in SilverLeaf include Ashley Homes, David Weekley Homes, Dream Finders Homes, D.R. Horton, Emerald Homes, ICI Homes, Lennar Homes, Mastercraft Builder Group, Richmond American Homes, Riverside Homes, Toll Brothers and Taylor Morrison.  With a nice mix of national and local/regional builders – you will find plenty of options in types of available housing (town houses, tract homes, spec homes and semi-custom builds) and overall square footage.

Schools

The St. Johns County School district is a top draw for many and holds the distinction of being an A rated district and among the top in the state.  For the 2024-2025 school year zoned schools include Wards Creek Elementary, Pacetti Bay Middle School, Liberty Pines Academy and Tocoi Creek High School.  As always – school assignments reside with the district and are subject to change at any time.

SilverLeaf Commons

SilverLeaf is a golf cart community and there are pathways and parking to support these vehicles.  The commercial center in SilverLeaf Village known as SilverLeaf Commons is coming to life with businesses, such as Anytime Fitness, Tersak’s Martial Arts, Chop Artisan Butcher Shop, Rustica Earth Sea and Fire, Rita’s Italian Ice, Peterbrooke Chocolatier, ToyTopia, V’s Barbershop, Foxtail Coffee, Makk Fashions, Serasana, Salento, and more.

Location when Considering SilverLeaf in St. Augustine

Location to the area is a big draw for many.  SilverLeaf is a few miles south of the 9B Extension which offers easy access to 295 and I-95.  Jacksonville International Airport offers a number of carriers and is approximately 40 miles north of the community.  World class medical care is available via the Mayo Clinic campus on San Pablo Road in Jacksonville along with specialty care through Wolfson Children’s Hospital, various Baptist Medical Centers in the area, Flagler Health and Ascension.

The schools in the area are in a state of growth.  Ratings are high – with the district consistently scoring atop the State in a number of categories and metrics. The sense of community instilled in each of the schools is impressive.  At the lower levels the PTO associations work tirelessly to provide support to the schools with amazing events and opportunities.  Through the middle school and high schools – you see administration and booster clubs working alongside students to get new schools up and running and offering opportunities to students to get involved (Tocoi Creek only opened in the Fall of 2021 and graduated their first senior class in May 2023).

Community

SilverLeaf is first and foremost a community of neighbors.  Multiple 5ks have been run along with Egg Hunts, golf cart parades and holiday events since residents started moving in.  It is not uncommon to see neighborly offerings of movies in common areas, walking clubs and other social events.  The sense of community is real and neighbors have quickly come together to build a foundation for their neighborhoods.

Focusing on positives is easy (and what everyone usually expects to read) – all communities have their own bit of downside.  Not all neighborhoods in SilverLeaf have access to Master amenities (Meadow Ridge, Waterford Lakes, the Reverie at SilverLeaf and the apartment complex under construction).  If you are considering one of these neighborhoods and Master Amenities are important to you – check with your builder and the Master Home Owners Association (HOA).  Further drawbacks include slow development of SilverLeaf Commons, the First Coast Expressway is slated to come close to the neighborhood and schools are experiencing growing pains.  In my opinion – the pros of life at SilverLeaf far outweigh the negatives.

Pros & Cons

As a resident – I offer some pros and cons on SilverLeaf.  Positives: Amenities, convenience (restaurants, shopping and more), location, award winning schools and community.  Our beautiful amenity center features lap and family pools and kiddie area along with playground, tennis and pickleball courts.  A second amenity center is planned, in Johns Island, once a set number of units are built. Presently – a park at Courtney Vista with a soccer field, basketball court and playground is pending County approval to open.  We have food truck nights weekly and a regular visiting coffee truck (while we await food vendors in SilverLeaf Commons).  The back side of the parking area hosts the community dog park (separated for large and small dogs).  Note – Elm Creek has their own dog park. There are additional pocket parks throughout the neighborhoods with small playgrounds for the youngest residents.
