Welcome to the Monday Market Update for the SilverLeaf community, St. Johns, Duval and Clay counties.
SilverLeaf St. Johns Market Update
Starting with the SilverLeaf St. Johns Community the number of property sales more than doubled this week from 5 to 12. The number of listings for sale increased slightly up to 126 available offerings. When looking at median sale price, there was a jump from $465,000 to $522,500.

St. Johns County Market Update
When looking at St. Johns County as a whole – there was the notable sale of 1329 Ponte Vedra Blvd. in Ponte Vedra which sold for a record $16.25 million. This breaks the previous sales record of $13.3 million (which was held by 43 Ocean Club Drive in Fernandina Beach). Similar to SilverLeaf, there was an increase in properties sold along with an increase in available inventory for sale. Weekly data does show a drop in the median sales price.

Duval County Stats
This week, there was also an increase in properties sold in Duval County. Unlike St. Johns County, there was a slight decrease in the amount of listings available for sale (falling from last week’s figure of 2,734 to this week’s stat of 2,714). The median sale price was on the rise and increased by approximately $17,000.

Clay County Review
Finally – looking to Clay County – there was an increase in both properties sold and listings available for sale. The median sale price saw a negligible decrease from $350,950 to $349,900.
