Prospective tenants should know this one thing before looking to apply to a rental property.

Ask for the Rental Criteria:

To me – this seems like a simple and logical step. However, you would be absolutely the number of individuals who blindly apply to properties and hope for the best.  Please – it doesn’t need to be this way.  Protect your money by asking the hard questions up front.  In general, most will share what their income requirements are along with credit score expectations and even other tidbits.  Additionally items might include pet deposits, occupancy limitations and even non-smoking requirements.

If You Decide to Apply Prospective Tenants Should Know this One Thing:

Always look to confirm all fees.  I showed one listing last week that had a security deposit in excess of $20,000 listed.  Mistakes happen and always do you homework (or ask your Realtor) to confirm all details. Whereby saving on “I thought they meant XYZ” moments.  What is common for fees?  Application fees, security deposits and/or holding fees, pet deposits (you may also see pet rent), lease preparation fee along with rent.  Confirm who needs to apply (more often than not – you will see the requirement on anyone over the age of 18 looking to apply to the property).  For deposits – confirm if they will be refundable or not.  Lastly, find out what is expected for rental payments (first month, last month, will there be a proration if you move in mid-month?).

Prospective Tenants Should Also Ask:

Are there other applicants?  Not everyone will be truthful on this question – but it’s a fair question to ask.  I offer that as I hate to see anyone throw away an application fee to help the landlord / property manager have more options to choose from on the tenant front.

Knowledge is Power:

In my opinion – the rental market is often overlooked in real estate.  Recognizing that it is a first introduction to real estate dealings for people – we should be helping consumers feel educated and empowered as they go through the process.
