SilverLeaf was recently named an award winning community by Real Estate Consulting Co (RCLCO). Ranked 3rd in the Top 50 Master-Planned Communities, SilverLeaf saw an impressive 929 units sold in 2021 followed by 1,034 in 2022 which marked an 11% increase. Impressively, Florida represented approximately 46% of sales of ranked communities followed by Texas (at 30%). SilverLeaf offers residents amazing amenities, a sense of community and general proximity.
Amazing Amenities Help Make SilverLeaf an Award Winning Community
The hallmark of SilverLeaf is the amenities center located in the SilverLeaf Village neighborhood. Home to an impressive swim complex that houses a family pool, splash pad and lap pool this is the current heart of the community. The aquatics facility is flanked by pickleball courts, tennis courts (hard surface if you’re a tennis player) and a playground. On the opposite end of the parking lot is a picnic pavilion and dog parks (small and large) for neighborhood canine residents. A smaller pocket park recently opened in Silver Landing and features a sports field, basketball court and playground structure. A future amenity center is planned in the Johns Island neighborhood.
A Sense of Community
While a newer community (compared to other communities such as Julington Creek Plantation, Durbin Creek Estates or even World Golf Village) the sense of community is amazing. From golf cart parades, to 5k races, food truck nights and corn hole tournaments there always seems to be something going on. While the community sponsors many of the events, many are organized/planned/hosted by neighbors.
Location, location, location
For many, when you choose a home you are looking for location and convenience. SilverLeaf offers this to residents and the prospect of improvement as well. With the newness of the development, some offerings have yet to make it into the neighborhood (a community Publix, drug stores and more). Commercial plans are in the works. However, a quick trip over to 210 and there are plenty of options (or in the opposite direction over towards International Golf Parkway). SilverLeaf Village also has a commercial center currently in build out mode. Initial tenants have opened shop and there are plans for more to come. I’ll do another article on this in the near future. The community is conveniently located between 210 (with proximity to I-95 and Route 9B/295) and 16. If you are unfamiliar with the area – SilverLeaf falls between Jacksonville to the north and St. Augustine to the south.
RCLCO acknowledged that new home sales in the Top 50 declined by 20% in 2022. However, growth still remains strong in SilverLeaf (213 units have sold to date and 14 are currently in pending status).
