Do you want to be in a St. Johns County house before school starts? Are you wanting your children to start school at the beginning of the year?

Dates to Consider:

School starts back on August 13th in St. Johns County. For those new to the area, local schools are run on a county level (vs town/city).  Therefore, that date represents the unified back to school date. Outside of St Johns County, if you’re in Clay County – August 10th and Duval County starts back on August 14th.

What does that mean for your St. Johns County house search?

For those looking for a rental – you have things a bit easier timing-wise. A currently vacant home improves your chance for a quick move.  Rental homes usually require a week to 10 days to secure.  To set expectations: While applications can be submitted most any time – you will often find applications are typically reviewed on a Monday-Friday basis.  You stand a better chance of weekend reviews in instances of private landlords.

For those looking to buy – if being in a home by the start of school is your goal – honestly, you have your work cut out for you.

On average, it takes 48 days to close a mortgage. That said – if you have your preapproval ready and have an amazing lender working with you – I’ve seen many loans successfully close in 30 days (meaning you still have time to get in). Looking to buy with cash? I would figure roughly 15 days for your transaction.  Many local builders in St. Johns communities (SilverLeaf, Nocatee, Beacon Lake, Shearwater and RiverTown) have quick move in homes. You will also find resale homes in all of these communities and other area neighborhoods.
